A value-add property refers to a commercial property that has the potential to be improved through renovations, operational efficiencies, or better management practices to increase its value. These properties typically have some level of underperformance or untapped potential, and with the right investments, they can be repositioned to generate higher rental income, improve tenant occupancy, or appreciate in value.

The idea behind value-add investing is that the property’s current market value doesn’t fully reflect its income-generating potential. By identifying ways to enhance the property, an investor can “force” appreciation, as opposed to relying on market-driven appreciation alone.

As commercial real estate experts, we tend to look for opportunities to add value in a few specific ways.

1. Look for Properties with Low Rents Relative to Market

Look for PropertiesOne of the most straightforward indicators of a value-add opportunity is under-market rents. If a commercial property has rents that are significantly below the market average for similar properties in the same location, it’s a strong indicator that the property has untapped potential.

Under-market rents may be due to factors such as outdated property conditions. If the property is in need of repairs or upgrades, tenants may be paying below-market rates due to the condition of the building. Some property owners may not be maximizing rental income due to poor management or outdated leasing practices. If the property is in an underperforming area, they might need to be marketed more efficiently.
