How to Get Your Los Angeles Home Rent Ready

How to Get Your Los Angeles Home Rent Ready

Placing a tenant in your Los Angeles rental property starts with preparing the home for the rental market. You don’t want to list and show the home before it’s ready to impress all the prospective tenants who see it.

We have a few things to do when preparing your property for the rental market in Los Angeles and the surrounding area. Make sure you check them off your list before you put your property in front of prospective tenants.

Inspect Your Rental Home and Make Repairs

Start by removing any personal property or property left behind by the former tenant. Then, do a complete inspection so you know if there are any repairs that need to be made before a new tenant moves in. During this walk through, test every system and function. Turn on the heat and the air conditioning. Run all of the water, including faucets, sinks, tubs, and showers. Flush every toilet. Test every outlet. Turn on the appliances. Look at the locks on all doors and windows. Open closets and drawers. As you’re inspecting the property, create a list of anything that needs to be repaired or replaced, and then get your vendors and contractors to complete the work as soon as possible. Tenants will be looking for properties that are move-in ready.

Hire Professional Cleaners for Your Rent-Ready Property

Extreme cleanliness is important before you put your rental property on the market or start showing it to prospective tenants. The interior should be well-lit, tidy, and smelling good. Make sure it’s bright and open and welcoming. Hire professional cleaners to clean and scrub the home from top to bottom. Serious attention to detail is required. You’ll want to have clean baseboards and dusted ceiling fans. Find cleaners who are willing to attend to every detail. For example, ask them to pull the appliances out and dust and sweep behind them. You want them to make sure your tubs and sinks sparkle and shine.

Make a Good First Impression with Landscaping

Make a Good First Impression with Landscaping

First impressions are important when you’re renting out a property. Make sure you give prospective tenants a reason to be excited about seeing the inside of your rental home. If you’re renting out a unit in a multifamily building, make sure the front walkway and the common areas are inviting. If you’re renting out a single-family home, pay attention to landscaping. You don’t have to completely upgrade your lawn, but pay attention to the details that will capture the imagination of prospective tenants. Whether it’s single-family or multifamily, eliminate any debris or trash on the outside of the home. The paint should be in good shape and the windows should be clean. Sweep away any cobwebs or leaves from the front door. Make sure there’s adequate exterior lighting. If your property has a yard, make sure the lawn is mowed and the bushes are trimmed. Remove any weeds from the flower beds. These are just some of the early things you need to do when preparing your property for the Los Angeles rental market.
